If you move into a subdivision with CC&Rs, you most definitely need to be sure the CC&Rs protect your interests, be it horses, gardening, boating, whatever. It is up to the buyer to do this. Property owners in a subdivision can also change the CC&Rs if the agreements allow for that. Again, it's up to the buyer to check the paperwork before buying, and if you're already in a subdivision, check the homeowners association paperwork soon, and check county ordinances, too. It also seems to me to be a good idea to attend county government meetings on a regular basis, get to know your county commissioners and other influential people, and know what's in the wind before it comes to a fight and "just following the law". Fact of life is that there are always going to be people who complain about livestock; this has been going on for a long time now. Times are changing, lifestyles are changing. People don't live with the land any more, they live on top of it, and they pave it, manicure it and make it as tame as possible. If you want to protect a lifestyle that's different from the urbanization trends, then get proactive early. If you don't get involved with local government where property decisions are made, then start a savings account for your attorney for when you go to court to fight the neighbors, or for the down payment on your new place. ________________________________ Lif Strand fasterhorses.com Quemado NM USA High Country Rider: An endurance rider's journal www.fasterhorses.com/highcountryrider/
