Why give the buyer such a bargain?
 
1. Since this transaction will take some time, he should pay board say $500.00 per month or fraction, 3 months payable in advance.
 
2. What about brand inspection?  State fees, and your time.
 
3. Proof of mortality insurance, to start with the holding period.
